OUR WORK • ANONYMISED SURVEY EXAMPLE

What a drain survey
can show a homebuyer.

Our published report contains 11 recorded drainage sections, written observations and CCTV photographs. Here is how to read the evidence and understand the limits of the inspection.

THE PUBLISHED EXAMPLE

A record of what was inspected.

The report summary lists each section by its start and end points, surveyed length and number of observations. It includes connections between inspection chambers, gullies and a run towards a septic tank. Two sections are labelled as abandoned surveys, which matters when deciding what has and has not been established.

11 recorded sections
The summary identifies the separate runs investigated.
34 observations
These include start and end points as well as findings; they are not 34 separate defects.

FROM FINDING TO EVIDENCE

Photographs explain the written observations.

On page 15, the section 6 photographs record cracks at joints, further cracking and a blind drop. Clock-face references describe where a feature appears around the pipe. This gives the reader something specific to discuss, rather than relying on a general statement that the drains need attention.

On page 7, the section 2 photographs show the start point, a recorded gully connection and the end point. Not every photograph is a defect: the report also documents the route and the inspection itself.

A repair recommendation needs the full findings, access and pipe condition. A photograph on its own does not establish the right repair method or cost.

USING A SURVEY BEFORE PURCHASE

Understand the gaps as well as the findings.

Check which runs were inspected

Match the section summary to the drainage layout and detailed pages. An abandoned or inaccessible run is a limitation, not evidence that the remaining pipe is clear.

Separate pipework from off-mains systems

A camera run towards a septic tank does not establish the condition or suitability of the whole tank and drainage field. Mention off-mains drainage when agreeing the inspection scope.

Agree the next step

Use the findings to raise specific questions with your surveyor, solicitor or seller. Where further investigation or repair is needed, discuss its scope before authorising work.

Customer details have been removed and the layout anonymised. This page explains the published example; it does not claim a later repair, sale outcome or condition assessment for another property.
